About the Role
We're in search of a visionary real estate investment leader to join our executive team as the Managing Director, CARE REIT & Impact Real Estate. In this pivotal role, you'll lead strategy for all of Mission Driven Finance’s Impact Real Estate Funds, as well as co-lead our CARE REIT alongside our Vice President, CARE & Education. You will play a pivotal role to take CARE from a small fund/proven concept to become a sustainable REIT that transforms the child care sector, while also guiding MDF’s full portfolio of impact real estate deals and funds.

You have a long and strong track record in real estate investment, preferably through experience at a real estate management company that attracted institutional investors and owned many properties across geographies. You are skilled and comfortable with the financial side of real estate funds and transactions, and have raised equity and debt capital from outside investors. Negotiating term sheets is your happy place.
You are bottom-line driven, but also want to do good in the world, and you have harnessed your real estate savvy for positive purposes during your career. Perhaps you’ve been engaged with community real estate ventures in the past, such as for affordable housing, but even if not, you are impact- and mission-motivated. You connect with the child care specialty of CARE as a REIT, as a parent or by sympathizing with the struggles of parents in your orbit to find child care while they work.
You can confidently interface with internal and external stakeholders, presenting the strategy and delivering financial analyses and performance updates. You have experience collaborating closely with fellow executive leaders to influence company-wide decisions and steer the organization towards its goals. In particular for this role, you are comfortable in a side-by-side leadership position, and perhaps find that you do your best work when you have a valued colleague with whom to share the burdens and joys of growing an enterprise.

Key Responsibilities
- Drive growth and vision: Develop the long-term strategic roadmap and acquisition approach that will position CARE as the premier owner of child care real estate nationwide and grow CARE to over $100M within 2 years.

Source strategic partnerships: Secure partnerships for CARE with developers to integrate child care properties in residential and commercial projects around the nation.

Shape capital structure: Architect and implement appropriate capital stacks and innovative financing strategies, including equity raises, debt financing, refinancing, and joint ventures.

Oversee portfolio financial performance: Lead sophisticated financial management of the REIT, including budgeting, NAV analysis, distribution strategies, and optimizing portfolio metrics to maximize both financial and social returns in a risk-mitigated fashion.

Drive capitalization: Position CARE for institutional investment across debt and equity, leading engagements from due diligence to negotiation to closing and ongoing management.

Oversee key fund management activities: Partner with the Fund Management team to oversee investment and portfolio performance monitoring, ensuring alignment with fund policies, financial and impact objectives, and covenants

Investment structuring support: Partner with Investment Management team to review and provide input on investment analysis and deal structuring to ensure it is closely aligned with the objectives and context of funds, including overseeing syndication and credit enhancement strategies for certain funds, and supporting presentations to investment committees

Liquidity management: Model and manage cash flows, capital calls, distributions, and commitments, ensuring appropriate liquidity for fund vehicles

Data collection & analytics: Partner with MDF’s technology team on data collection tools, methodologies, and process to ensure there is quality financial and impact data to produce reporting and analytics for managed funds

Client-partner experience: Be an active part of the team working with client-partners to provide an excellent experience to external stakeholders and drive social and financial returns

You bring a sophisticated understanding of real estate investment with:
- Proven track record leading investments and managing $100M+ real estate portfolios across multiple asset types and geographies
- At least 10 years of experience in financial management of real estate investment vehicles, including capitalization, financial modeling, portfolio optimization, and value creation strategies
- Experience guiding strategic acquisitions, financings, and dispositions for a REIT or similar investment vehicle
- History of successful financial structuring, capital raising, and investor relations with institutional equity and debt investors
- Passion for creating impact through innovative investment models
- Demonstrated experience building and managing high-performing teams
- Excellent verbal and written communication skills with the ability to communicate effectively with a high level of professionalism to both internal and external audiences
- Strong comfort with and demonstrated ability to learn technology tools, such as Google Workspace, Microsoft Suite, business intelligence (PowerBI), project management systems (Asana), and communication systems (Slack), and real estate specific tools including Yardi and CoStar
Preference for candidates that also have one or more of the following:
- Experience working at a REIT in a senior level capacity
- Exposure to, or deep interest in, (impact) investing; this might include experience working directly with nonprofits, social enterprises, philanthropic endeavors, or investment firms
- Lived experience in our target investment communities, such as communities of color, Native or Indigenous, New American, veteran, low-to-moderate income, or other overlooked and underestimated populations
