Ownership Lens Series Part 3: Investing in Local Resilience through Community-Owned Real Estate
Join Mission Investors Exchange (MIE) Wednesday, Nov. 12, from 11:30 a.m.-1 p.m. PT/2:30-4 p.m. ET for Part 3 of our Ownership Lens Investing Series where we’ll examine how community owned real estate builds community wealth and local resilience. This session will share models such as community land trusts, housing cooperatives, perpetual trusts, and limited-equity co-ops, exploring how they create inclusive ownership and reduce displacement in communities. Speakers will highlight investment tools and structure as well as the potential financial and social returns of community-owned real estate.

Speakers
Erika Brice, Social Investment Officer, The Kresge Foundation
Erika Brice is an investment officer with the Social Investment Practice at The Kresge Foundation. Erika partners with the foundation’s Health and Human Services teams and other Kresge national Programs to source, structure and close program-related investments and guarantees to advance Kresge’s strategic objectives. She joined the foundation in 2021. Erika began her career at UrbanAmerica, a private impact real estate equity fund. She later transitioned to work on debt finance, tax credits, asset management and real estate development at organizations such as US Bank, NeighborWorks and Rector Development. Throughout her career, Erika has worked on affordable housing, economic development real estate projects and public/private partnerships to serve communities across the United States.
A native of Kansas City, Missouri, Erika earned a Bachelor of Business Administration in finance from Howard University. She serves on the advisory board of the community development financial institution AltCap and has served on a number of civic commissions and boards for over a decade.
Devin Culbertson, Vice President of Innovative Finance, Grounded Solutions Network
Devin Culbertson leads Grounded Solutions Network's capital work, which includes supporting community organizations on pipeline and capital strategy, partnering with lenders on capital products, and sourcing capital for the organization's first capital fund, Homes for the Future. Before joining GSN, Devin was a Director at Enterprise Community Partners, leading site coordination, community ownership, and capital strategy for the Strong Prosperous and Resilient Communities Challenge. While at Enterprise, he also created the $21 million Regional Equitable Development Initiative Fund to finance the acquisition of transit-oriented development sites in Seattle. Devin worked as an underwriter and analyst on the Enterprise Syndication team and began his career developing affordable homeownership and multifamily projects in Oregon.

Curt Lyon, Executive Director, Transform Finance
Curt is a dedicated supporter of social and economic models that create a more equitable world. As Executive Director of Transform Finance, Curt leads the organization’s efforts to mobilize capital towards such models, particularly those that create ownership, wealth, and power for communities who have been neglected such opportunities. Since 2017, he has worked closely with co-founder Andrea Armeni on Transform Finance’s research, narrative-building, and education work that develop cutting-edge trends in impact investment. He has co-authored several flagship reports, including Grassroots Community Engaged Investment and Alternative Ownership Enterprises. Outside of Transform Finance, he organizes for state and local electoral campaigns in New York City and leads fundraising initiatives for local Solidarity Economy initiatives like cooperatives and Community Land Trusts. Curt lives in Queens.
